I spoke to the poster of this ad this evening.... Larry. This one sounds like a good buy for someone who doesn't mind fixing a few things. He told me a story about his daughter getting mixed up with the wrong guy, and they didn't "tear it up", but it needs some things fixed. For $3000 (or whatever someone might get him to accept), this could be a great place to start!
